Access is only possible via a single bridge, and from there, the protections escalate dramatically. “The island possesses something that is nearly impossible to find, and that is its own municipality,” Matias Alem explained, adding that residents benefit from their own police force, marine patrol, radar protection systems, and thermal cameras. “It is a very, very advanced security system. That is the key advantage for many of these clients,” he said.

The comparison Alem reaches for is not other luxury communities but rather foreign embassies. Beyond security, the sheer size of the land available on Indian Creek is nearly unmatched in Miami real estate. “You can buy one or two acres on the water, which is very hard to find in Miami,” Alem noted. Christina West Alem broke down the difference even further, pointing out that most waterfront parcels in Miami clock in around 9,700 square feet, while lots on Indian Creek start at roughly 50,000 square feet and some stretch past 75,000 square feet right on the water. For buyers accustomed to sprawling estates with room for guest houses, tennis courts, and private docks, that kind of footprint is genuinely difficult to replicate elsewhere in the city.

Rounding out the island’s appeal is the Indian Creek Country Club, which features a private 18-hole golf course that occupies the entire 740-acre interior of the island. Indian Creek Village is so small that it incorporated as its own official municipality in 1939, making it one of the tiniest cities in the United States by both land area and population, with fewer than 100 registered residents. The single bridge connecting the island to the mainland is not just a security feature but a legal one, as the municipality controls it directly and can restrict access in ways that no private homeowners’ association legally could. The island’s golf course, designed by William Flynn who also designed Shinnecock Hills and Cherry Hills Country Club, has never once been open to the public in its entire history.
